Life Sciences FAQ:

1. Is UCSF the only Life Science entity in the project?
No, Alexandria Real Estate Equities, Shorenstein, Invesco, and McCarthy Cook all have Life Science space to lease

2. Will there be a hospital? Yes, UCSF is going to build a facility specializing in the fight again Cancer

3. Can small start up companies find lab space? Yes, there is space specifically made for small research companies

 

Office FAQ:

What is the benefit of having an office at Mission Bay instead of in the Financial District?

Campus environment and an open and airy feel, Soma and Mission Bay have a cutting edge feel to it, it offers Live/Work Environment

Close proximity to Hwy 280 and CalTrain should you live on the Peninsula,

Chance to offer identity to a tenant, new construction, ground up opportunities

 

Residential FAQ:

1. Should I buy now or wait?  If you find a building and unit you like, buy now. No one is so smart that they can say it is better to buy 6 months from now or a year from now. If you plan to live in San Francisco for at least 24 months, then buy: if less, then rent.

2. Which area, Mission Bay or SOMA, will have the better appreciation?  Both areas will do well over the next 5 to 10 years. I'm not smart enough to say which will do better, and the difference may only be one or 2 percentage points in the end. 

3. Which building will have the most appreciation?  The more upscale the building, the more it is likely to appreciate a bit more than other buildings. Once again, the difference in appreciation is likely to be rather  small.

4. How long will it take for other things to happen in Mission Bay?  Major changes will take place in Mission Bay over the next 5 years. It will be a different place than it is today. . 

5. Where can my guests park when they come to visit me?  Parking is always a challenge in the city, and it will be a challenge in Mission Bay as it is built. I have no easy answer for that other than to advise that your guests take public transportation or a taxi when they come to visit you. 

6. Is this going to be a construction site for the next 5 to 10 years?  Yes, but virtually every neighborhood in the city is beset by home repair trucks or cranes. 

7. Is it windy in Mission Bay?  Sometimes.

8. How high are the new buildings going to be?  The second phase of The Radiance at 16 stories is likely to be the highest building in Mission Bay. 

9. Will my views be blocked by a newly constructed building?  This is something you need to investigate with the help of a plugged-in realtor. 

10. What amenities are there in the new buildings?  It depends on the building. Some will have a concierge, fitness center, media room, etc. Others will have none of these.
